You Only Need One Buyer When You’re Selling Your House


 

Most homeowners with houses on the market today have certainly noticed that selling your house can be quite adventuresome, which is another way of saying it can be frustrating. Selling your house is a job, and for the seller, the owner of the house, it’s a personal responsibility. One option is to hire a professional agent to work for you when you’re selling your house, but the responsibility with all its frustrations and adventures is really your own.

In my own business as an investor I chose to see the process of buying and selling houses as a great adventure many years ago. The way I’ve described my philosophy to others, including other investors is like this, “Whenever you’re selling your house, try seeing it as a treasure hunt to find your perfect buyer.” I realize that sounds a bit silly, but follow me on this line of thinking for a moment.

Basically, you only have one house to sell, and so you only need one buyer. That means you have no use for streams of buyers tracking in and out of your home, all those people who don’t make an offer just take up your time. What you need is one buyer who really wants your home, meaning he or she is as excited about buying it as you are excited about selling it. When I use the phrase “perfect buyer” I mean that person or that couple is ready, willing and able to buy your house now. A perfect buyer doesn’t just want your house, he or she is positioned to buy a house now.

Unfortunately, many buyers are ready and willing, but they are not qualified to buy because mortgage lenders have put new restrictions in place that many buyers cannot overcome. Even people with a good history and good credit are being turned down for a loan quite often. It’s become a very tough situation for everybody involved in selling houses. Everybody suffers when mortgage money is not flowing smoothly. When the flow of money is stopped up that means the economy stalls out. However, it seems that money was flowing too fast in the 80s and 90s and that caused the problems we are experiencing in the world economy now.

Whenever you are selling your house and you need to find one qualified buyer, you are looking for one who is really excited about it, and who has the cash or the good credit to get a mortgage. Truthfully, you are not waiting for just any buyer, but looking for your perfect buyer, as I said. And, harsh as it may sound, until you find that person or couple, you’d better just keep looking. Keep that picture of a treasure hunt in mind, and you’ll remember that selling your house is a genuine adventure. It will help you get through the marketing, negotiating and closing stages of your real estate transaction.
